Waterton Hospitality Acquisition Criteria
The objective of the Waterton Hospitality group is to acquire assets in the top fifty lodging markets with a significant value-add component. These opportunities may include the ability to reposition a hotel through rebranding, improved management, significant renovation or a marketing plan intended to maximize high margin revenue. Waterton typically enters in to hotel projects with regional joint venture operating partners familiar with the local hotel environment.
Property Characteristics
- 100 rooms; no maximum
- Properties must be located in top 50 U.S. lodging markets
- Properties unencumbered by a brand and management are preferred
- Leased land opportunities will be considered under unique circumstances
Transaction Types
Properties may be purchased free and clear of debt ("all-cash") or subject to any existing financing, including tax-exempt bonds. Purchases of underlying notes may also be utilized to ultimately gain title to the real estate.
Property Submissions
Initial property submissions should include:
- Description of the property, including age, construction details, room count and meeting space
- Details concerning current brand and management affiliations
- Site plan, and color photographs
- Historical financial reports (two years preferred) and YTD financials
- STR report
- Capital Improvement history and product improvement plan if available
- Details on existing and assumable financing
