Waterton Industrial, is looking to acquire industrial and light commercial properties in all major metro areas nationwide, with a concentrated focus on Chicago, Milwaukee and the Midwest, as well as South Florida and Arizona. Our acquisition parameters range from $3,000,000 to $50,000,000, and although we are primarily a value-added investor, we will pursue stabilized portfolios in order to create scale and build our real estate operating company.
In addition to excellent access to institutional and private placement, we have purchased several properties using balance sheet equity. We also have excellent relationships with our lenders for debt.
Other General Acquisition Parameters Include the Following:
- Markets with an industrial base of 100,000,000 sq. ft. and up
- Single and Multi tenant industrial
- Flex Industrial with up to 50% office finish
- Warehouse and Manufacturing Facilities
- Trucking and Air Freight Facilities
- Good location to expressways
- Partially leased facilities with upside potential on final lease up
